Hi my name is Anita Oze and I am your Property & Renovation Consultant. I am your local authority on how to buy, renovate and sell your property, by following the 7 Steps To Renovate For Wealth. With 20 years experience in the real estate industry as a home owner, property investor, renovator and small business owner, I have learned many tips, tricks and techniques along the way. I like to create solutions to new challenges which I usually find have a simple and quick fix. With my team of trusted advisers, my purpose is to share my knowledge with you.

Why? Because not everyone can buy brand new properties. They need to buy established properties that may need some work done to improve them. They want to renovate for profit. They want to build a property portfolio but not sure what the next step is. They need to sell for the highest price. Does that sound like you?

That was me. When I needed to buy and sell my properties, I felt alone, confused and unsupported. I wished I had someone to guide me, who I could bounce ideas off and understand where my money would be best spent for a ROI. I needed someone who had a large scope of knowledge so I didn’t need to search everywhere for answers or consult with multiple services for general information. I needed someone to help connect me to the services I did in fact need. I had to do it the hard way, wasting lots of time, energy and money finding the information I needed. I don’t want that for you. Ultimately investing in real estate, can give you security and an income for life.

My role as a property advisor is to help clients grow, add value to their property and pass on their wealth. Rather than provide a ‘done for you’ service, I prefer a ‘done with you’ service. I want you to learn as you go. To feel supported, empowered and confident. MY STORY

Raised in an Italian family, I was born in Hobart and moved to Sydney when I was 23. I worked many years in restaurants, sales and customer service, including as a qualified remedial massage therapist. Always working 2 jobs, I then became a stay at home mother of two girls whilst working from home running 2 businesses. With little family support, life was really challenging. Being in business I learned a lot about finance and legal matters. I had an interest in property, having bought our home and investment property and renovating them.

Then in 2013, I was diagnosed with an auto immune disease. Both my sister and her husband got cancer that year, business wasn’t going well and money was really tight. The banks wouldn’t lend us any more money to invest. It was not a good year.

Rather than give in, I realised this disease was a gift to me to open my mind that I needed to work smarter, not harder. I needed to make big changes in my life and start to invest for my family’s future. I don’t aspire to live on the pension, but we had no source of income other than to work. So I made a choice to get educated. I went to many seminars, read books and spoke to lots of industry professionals. This is when I met my property mentor at the time and joined a property investment group who were able to help us refinance and set new goals and strategies. This was the beginning of my life’s purpose and goal in life. How to learn to be financially free. Whilst we couldn’t borrow to buy and build new properties, I bought 4 older properties in 18 months and did a cosmetic renovation on two of them, creating substantial equity. This was also possible because I timed the market well and bought at discount.

We moved to the Gold Coast in 2016 buying what I thought would be our dream waterfront property. But with marriage separation a year later and needing to sell and refinance all of our property portfolio, I spent the next 3 years rediscovering who I am and heal myself from this chronic disease. Just as I was getting my life back on track and becoming a fully licensed real estate agent, my father’s health started to decline. In mid 2020, in the midst of Covid lockdowns, my father needed help selling some of his properties in Hobart. An accident led to a series of difficult circumstances. So I spent the next 2 years unravelling the complex legal and financial matters that had been neglected for many years, including managing the sale of 7 properties and liquidation of a company. There’s no way I could have resolved these challenges on my own, if not for the knowledge and experience I had developed over the years and finding a team of amazing professional services who could do the tasks I couldn’t.

So looking back on my life, there have been many challenges yet lots of rewards. For this I am truly grateful. I have personally bought 10 properties over 20 years, including 6 investment properties in 3 States of Australia, and renovating 6 of them. I am delighted to have assisted numerous clients and friends invest in real estate, understand their financial position, make simple yet practical cosmetic renovations to their homes and ultimately sell. I want to continue to pass on all my experience, knowledge and lessons, so I can help people like me, move forward in their life. I like to take a very holistic approach to what I do, by really focusing on your hopes, fears, needs and wants. A problem shared is a problem halved.

Can I renovate on a budget?

Yes of course! Simple changes that adds the most value are
* Decluttering
* Paint – inside and outside in light and neutral colours
* New carpets and polish floor boards
* Repair before you replace
* Create a new room if possible
* Garden maintenance

How much should I spend on renovating?

For cosmetic renovations it is suggested to spend up to 10% of the current property value. For example $50,000 on a $500,000 property. Of this 10%, it would be ideally spread –
2-3% Kitchen
2-3% Bathroom
2-3% Other (paint, carpet, blinds etc)
2-3% Landscaping / Frontage

What is ROI?

ROI is an acronym for Return On Investment. It is calculated by dividing the equity created by the cost. For example a $9,000 profit divided by $3,000 in costs equals 3:1. To make any renovation worthwhile of your time and risk, you need a minimum ROI of 2:1 or more

When selling is property staging really worth it?

Yes I believe it is. Statistically properties that have been professionally staged will increase the estimated sales price of a vacant property by 7%-10% and sell 50% faster. Property staging incorporates styling, maintenance and marketing presentation of the property (photo & videos)

What’s the difference between an interior designer and a property stylist?

An interior designer creates cosmetic renovation design concepts, layouts and selected finishes for the home owners’ wants and needs. They often work with builders and trades to project manage the work.
A property stylist prepares a property for sale with an understanding of the current property market, design principles and the ideal buyer buyer in mind (not the vendor’s tastes)

When is the best time to sell?

Now! Most likely you will be selling and buying a property in the same “market”. So in a buyers market you may not attract a high offer, but likewise you have the opportunity to buy a better property at a discount. It’s all relative.
